Geoff Lancaster


Geoff has been in real estate sales since 2008 and joined Harcourts in 2010, when, he was the agent who listed the most properties for sale by auction, and was also the top producer in the office.

He puts his success down to an ability to listen and relate to his clients and their needs.  He then strategises and creates campaigns that generate interest, excitement and involve both buyers and sellers.

Each property is like an individual – each with a different story to tell and a different audience to hear – both are looking for the same result – a big SOLD! sign.

Royal Oak and Onehunga have been “home base” but Geoff goes wherever he is needed having sold homes in the surrounding suburbs of Mount Eden, Ellerslie, Greenlane, Remuera,  Epsom, One Tree Hill, Sandringham, Three Kings and Balmoral - and even on the North Shore!

I came to New Zealand with my young family in 1994, arriving in Christchurch and then later settling in Auckland. I began my real estate career as ‘the office junior’ in a local family owned agency in the North of England, where I learned varied and valuable skills in marketing, business administration and the importance of excellent customer service. I went on to successfully start up and negotiate the sale of several service companies both here in NZ and the UK. I especially enjoy finding the uniqueness in property and presenting it to the market in such a way that generates the most interest and maximizes the final selling price. Looking For A Real Estate Agent? 7 Important Questions To Ask When Interviewing a Prospective Agent......

Choosing your real estate agent can be an overwhelming process especially if this is your first sale.  Asking a few important questions can help make the process a whole lot easier!

Question 1. How long have you been a Real Estate Agent ?

                        EXPERIENCE IS IMPORTANT...
  an experienced agent knows the importance of communication.  
                        Their length of service will be a reflection of their ability to keep in regular contact with their past clients 
                        and professional networks.  Time in the industry is vital.

AN EXPERIENCED AGENT...
values each and every new client and ensure that they all receive the "Gucci" treatment regardless of the 
value of the property listing.

AN EXPERIENCED AGENT...
can anticipate problems and have a wealth of solutions to hand.

AN EXPERIENCED AGENT...
is technologically savvy, they keep up to date with marketing trends and methods, they regularly up-skill
                        and keep their licences current.



Question 2. What have you sold recently and for how much? 


A SUCCESSFUL AGENT...
                        will be able to communicate quickly his recent sales efforts and prices achieved.


 

Question 3.       Would any of your recent under-bidders be interested in my property?

A SUCCESSFUL AGENT...
will have a current database of buyers that have recently missed out or been the under-bidder at one 
of their recent auctions.  A good agent is in regular contact with his database.



Question 4. What price do you think you will achieve for my home? and why?

A SUCCESSFUL AGENT...
will support  their sale price indication with evidence from recent sales in your area of comparable 
properties - these should be sales from their agency and others.



Question 5. How much is your fee/commission? And what does it include?


A PROFESSIONAL AGENT...
will have calculated the success fee/commission rate based on a realistic sales figure to be achieved.  
A sale price over this amount will increase the success fee and similarly a price below the price indication 
will decrease the fee paid.  Most agents operate a no sale - no commission fee policy.



Question 6. Will I have to pay marketing costs?


Most agents expect a commitment from their seller towards the marketing campaign of their property to
                        ensure that your home is fully exposed to all likely buyers.  This is payable on the listing authority
                        being signed. 

Some agents will discount the marketing costs to get business.  This may save you money 
but will not necessarily make you money.  

If an agent is quick to discount marketing or success fees, will he/she be as quick to
discount your house price?  

And to recover his/her costs quickly he/she will be looking to get a quick sale at any cost...normally that
                        cost will be at your expense.
